When renewal came the best off they got was a 50% hike withba compounding 40% per year hike. They were gonna end up paying like 60 to 70k per year by year 5 if they stayed. Alot of building are empty cause thwy're hoping someone huge like amazon or walmart will swoop in to make a warehouse out of their properties.

This has always been the way capitalism works, raise prices as high as possible and pay employees as little as possible to the point it fails and then ease off a little and that's the line where you wanna be and then repeat this process every few years or so.

Even if the new apartments are high end and expensive, someone will rent them, and wherever they are leaving will become available, and that place may be more affordable.

I read something about all the property owner has to do is "appear" to be trying to rent the space, to get a tax break. Like a "For Rent" sign in the window, even if they are not actively listing it with a realtor. I tired to find the article I read but unfortunately cannot locate it.
Deductible expenses may include: Mortgage interest, Property taxes. Repairs and maintenance ,Depreciation, Advertising and marketing costs, Utilities and operating expenses, Professional fees, Business travel expenses related to property management or showings.
Just going to point out that a tax deduction is still not something preferred over not making Income saving 5 dollars out of 10 dollars in taxes on 20 dollars incomes is not a great as paying 50 dollars in taxes on 100 dollars income.
This case in OP is most likely just about trying to squeeze out everyone and re-rent at a hire price since people have nobody else to go when everything is privatized and everybody are increasing prices

That is not how it works. You tax deductions are based on cost so they can substract mortgage interest etc. but that does not cover for the lost rent (if it did they would not be profitable to rent)
