It's a good conjecture, but unlikely since unaffordable rents is kinda what drove the food truck phenomenon in the first place.

I think it's a current thing. A brick and mortar is a stable fixture with a regular expected flow of people. It causes their potential input and output to be predictable. That allows you to judge over longer periods of time to utilize your resources more effectively making each dollar spent go further and last longer getting to where it needs to be with little loss. Whereas a truck is not suspectable to outside(figuratively but also literally) metrics brick and mortar don't.

Another interesting conjecture, but I'm doubtful that is the case. Customer count and revenue can vary significantly for a fixed location as much as it can for a food truck. Also, many food trucks are essentially fixed locations since they never actually move.
If aggregate demand could be accurately predicted, restaurants would never close because they could do the optimization you suggest. Unfortunately that analysis is probably only good for large chains with a lot of data.

Hey, I live in East Bumfuck TN. It's terrible here and I want to leave, but my mortgage is at 2.7% and it wont be that if I move anywhere else. So I'll probably die here. We have one food truck in my tiny town btw. They charge $25 for an 8" cheese pizza. A 12" pizza with pepperoni is $42. Near them a guy sells funnel cakes from a tent. $10 per funnel cake. How the fuck are they still in business? Never once seen anyone at either of them.
